Adjoining, the owners’ home, this is a stunning retreat with high-end fixtures and fittings. The cinema-style lounge area offers an 86” Smart TV with reclining seating for an unforgettable experience.

This property offers the perfect base from which to explore the Lincolnshire Wolds, an Area of Outstanding Natural Beauty, either by car, bike or on foot. Just 7 miles away is the market town of Louth with its impressive church, independent shops and Hubbard’s Hills. In the local village are two pubs, shops and North Thoresby station on the Lincolnshire Wolds Railway, a preserved line operated by steam enthusiasts. Visit the seals at Donna Nook just 12 miles away where every November and December, grey seals come to the coastline to give birth to their pups near the sand dunes. Visit the sandy beach at Cleethorpes, just 8 miles away and don’t forget to stop for fish and chips!

Step into the beautiful kitchen space with its tiled floor and underfloor heating throughout. This makes for a cosy feel underfoot and helps settle you into your new home. The kitchen offers an electric oven and 2-ring hob, fridge/freezer, microwave and classy quartz stone worktops. Wander through into the open-plan lounge/diner which is a spacious room flooded with light. Put your feet up on the leather cinema-style seating that reclines for ultimate relaxation and watch your favourite film on the large Smart TV with surround sound. There is a soft corner sofa in another corner of the room providing a nice quiet spot to curl up with a good book. Come together around the dining table and enjoy a celebration meal. For music enthusiasts, access can be given, by prior arrangement, to a Yamaha Grand Piano with an optional silent system within the lounge. There is a smart lighting system throughout which means when you go to bed, all the lights in the property can be turned off with one switch by your bed. The bedroom offers a king-size bed, wall-mounted smart TV and complimenting bedroom furniture. The en-suite offers a spacious walk-in shower with a rainfall head and WC. The property benefits from solar panels, ground source heating, underfloor heating, individual room thermostats and a heat recovery ventilation system, meaning it's great for anyone staying with allergies.

Outside there is a bistro set situated directly outside of the kitchen, and a short walk away around the building is where you will find your hot tub, situated under a gazebo with privacy curtains. There is further outdoor seating to enjoy relaxing in the garden, which is shared with the owners with guests' privacy in mind. By prior arrangement, guests can use the bird hide situated within the grounds. This is perfectly located in front of a lake which offers a home to many wild birds. There is a spacious lawn area to the front of the property and off-road parking for two cars.

Harrogate is a thriving, historic town at the heart of North Yorkshire and at the edge of the Yorkshire Dales National Park. This fantastic town is a hit with culturists, historians and holidaymakers alike. Dubbed ‘The English Spa’ in 1596, the town boasts spa water high in iron, sulphur and salt. The Royal Pump Room is still open today as a museum, showcasing the original equipment that was used in its heyday. Two other major draws to the town are the Harrogate Convention Centre and the Great Yorkshire Showground. The former is a multi-purpose venue large enough to house huge conventions and business conferences. Many of the events are fan-based like the Lego-themed attractions and comic-cons. The latter is an outdoor venue that hosts even large events and shows, namely the agricultural Great Yorkshire Show.

For further horticultural foray, head to the RHS Garden, Harlow Carr. The stunning gardens provide a leafy retreat where you can wander through woodland and alongside waterways.

The town centre is home to an array of boutique fashion shops, as well as high street favourites in and around the Victoria Shopping Centre. The Montpellier Quarter also offers exclusive shops and a huge range of antique dealers, ideal for hunting out a unique bargain.
