The cottage is within walking distance of the village pub, renowned
for traditional food. The nearby villages of Middlemoor and
Lofthouse offer a shop and two pubs. Pateley Bridge is only
15 minutes drive away, Ripon is 15 miles and Harrogate 20 miles.
Access to the cottage is up a short, steep cobbled/gravelled
hill where cars can pass with care. Alternative car parking
at the base of the hill is available in case of difficulty or
adverse weather conditions.

Open plan lounge/dining room with three windows having Dales
views. The kitchen area is fully fitted with an excellent range
of modern units complete with fridge and washer/drier.

view, Bedroom 3 with single bed and rear view. Bathroom
with hand held shower , toilet and basin. Conservatory with
stunning dales views. Outside to the front there is a picnic
table where you can sit and enjoy the view, to the rear is a
barbecue area and further seating with spectacular views.
