a part of the oldest watermill in England and is a grade 2 listed
building. This immaculately presented property is newly refurbished
in 2005 and is all on one level being quite unique having the
workings of the water wheel visible though a feature window.

Situated close to
the river Nidd, and only a moments walk from the local pub it
is in an enviable position. Pateley Bridge with its shops and
restaurants is a couple of minutes drive away. The spa town
of Harrogate is 20 minutes by car and its location is excellent
for walking or for touring the beautiful Yorkshire Dales countryside.

hallway with feature stone wall and boot storage, leads to a
spacious lounge with electric stove and the workings of the
original water wheel visible as a feature behind a glass window.
The kitchen which is fully fitted with an excellent range of
contemporary units complete with microwave, dishwasher washer/dryer
and dining table to comfortably seat 6 persons. Master bedroom,
a large double bedroom with en suite shower room. Bedroom 2 a double bedded
room. Bedroom 3 has two single beds. Superb house bathroom complete
with bath, hand held shower, basin, toilet and large heated
towel rail.

Gas central
heating, microwave, fridge, freezer, dishwasher, electric hob
with electric oven. washer/dryer. Nicam stereo, TV, dvd
and video. Fuel and linen included in the rent, please bring own towels.
Babies welcome and a cot and highchair can be provided on request.
Parents must supervise small children near the tributary which
feeds the Nidd and runs close to the cottage. Welcome tray.

furniture provided. Short breaks accepted out of season. Large
lawn to the front of the property with shared use.
